Monthly Meeting Minutes

January 27, 2010

I. Meeting called to order: 6:05 P.M.

II. Board Members present:

No residents were in attendance

Cathy Hacker from Northwest Valley Realty was present

III. Read and approved minutes from December 16, 2009 meeting

IV. Financials

Approved and submitted financials filed for audit. Dave Watkins reviewed financials and was concerned with missing 25% of HOA receivables. This was due to the timing of the statements and fees received after the holidays.

V. Landscape Committee:

Granite has been spread on 101^st Avenues planned. The tree at 100^th & Mohawk has come down again with the last storm, this probably will not survive another planting. Common Area will need to be sprayed with pre-emergence soon, to avoid a plethora of weeds.

VI. Communications Committee:

Items for newsletter are due to Eldora on February 10^th, 2010. We will mention the neighborhood yard sale will take place on April 23^rd, 24^th and 25^th to tie in with the City of Peoria’s Loose Trash Pick-Up the week of April 26^th.

VII. Architectural Requests:

No requests were reviewed.

VIII. Open Issues:

Lot #16 Waived a trashcan violation. Dave moved to waive, Diane seconded the motion.

Lot #571 Waived late fee on account. Dave moved to waive, Diane seconded the motion.

Lot #360 Waived trashcan violation but due to violation history next trashcan violation

will be $50.00. Dave moved to waive, Diane seconded the motion.

Lot #431 Waived late fee on account. Dave moved to waive, Diane seconded the motion.

Open Issues: continued

Diane reported the grant has been finalized for the Mutt Mitt stations with the City of Peoria.

These should be installed in the next few months. Insurance policy up for renewal, and it will probably be renewed under the $4K budget.
