Monthly Meeting Minutes

March 25, 2009

 

 

Meeting called to order: 6:00 P.M.

Board Members present:

Also in attendance: Cathy Hacker, Northwest Valley Realty, Community Association Manager

Residents in attendance: None

Read & Approved Minutes of Prior Meeting – It was moved to dispense with reading, and the motion was seconded and approved. As no addition or corrections were needed, the minutes will be filed as submitted.

Review & Submit Monthly Financial Statements

Financial Statements were reviewed and placed on file for audit. Eldora requested clarification of the budgeted funds available for tree maintenance. It was noted that there was $2400 remaining for 2009.

Landscape Committee:

A couple homeowners called and complained about the tree removal on 99th Ave. It was explained that the Committee, Landscaper and Tree expert had all agreed that the removal was necessary. The homeowners were asked to submit recommendations for replacement trees, keeping in mind that they must be clean, drought tolerant and provide shade. The replacement of trees would be considered in next years Budget. It had not been budgeted for 2009.

Communications Committee:

Garage Sale: The garage sale is scheduled for April 17th to 19th. Ads will run in the AZ Republic the week before and the week of the sale.

Board Meetings: The Peoria Independent is reporting on monthly meeting being held at the elementary school. Cathy will contact them to stop running the ad.

Management report:

    1. Lot 81, 9765 Yukon painted the wall.

Shawn will clean up the weeds on Robin Merritt’s house and have the rocks sprayed.

Welcome letters: Lot 159 Richard Quast and lot 72 Kristina Raisanen & Aaron Kent.

Written Appeals:

a. Lot 109. Homeowner requests waiver of late fees since the original check was apparently lost in the mail. A motion was made, seconded and approved.

b. Lot 193. The homeowner requested a waiver of the $25 fine relating to weeds. He has fired and hired a new landscaper and promises to stay on top of it. Eldora moved and Annette seconded that the fine be waived with our normal stipulation of no recurrence within the next months. The motion was approved.

Architectural Requests

a. Lot 245 & lot 310 had been approved prior to the meeting per the agenda. There were no additional requests to approve.
